SDG Appraisals
Professional Residential Real Estate Appraisals
Serving the counties of SD&G and Prescott & Russell
Why a Professional Appraisal?
A professional appraisal provides an unbiased fact-based opinion of your property’s market value using comparative market analysis. An appraisal report prepared by a professional appraiser is a signed, legally binding document, and is the only type of valuation document accepted by lenders, courts and governments for financing and a variety of legal and tax purposes. As a homeowner, an appraisal assists you in making an informed decision when preparing to list your property for sale, or when considering an offer-to-purchase on a property.
Real estate appraisers designated by the Canadian National Association of Real Estate Appraisers (CNAREA) are bound by a strict code of ethics and adhere to the Uniform Standards of Professional Appraisal Practice (USPAP). An appraisal produced by a CNAREA-designated appraiser involves a much deeper scope of research, analysis and expertise then either a realtor’s Comparative Market Assessment (CMA) or an online automated computer valuation tool.
